The financing question comes up before almost anything else, and for good reason. A manufactured home loan isn't handled quite like a standard mortgage, and not every lender in Kane County works with them the same way. If you already have land, or want to buy it as part of the deal

There's something to be said for working with a bank that has an office in the same towns you're actually buying in.

If you're trying to minimize a down payment

America First Credit Union offers land and home loans in Utah with down payments as low as 5%. For a buyer who has decent credit and steady income but hasn't saved a large down payment, that's the lender relationship worth starting with. It won't fit everyone, but it's the lowest barrier to entry on this list.

If you're a veteran, or you're building from the ground up

If you're a veteran, this is worth checking first. If your credit history isn't clean, or you're leasing your land

21st Mortgage Corporation finances all credit scores, which sets it apart from most of the lenders on this list. It handles home-only loans for land that's rented or in a park, and land-home loans that include site work for buyers who own their land outright. If you're going into a family lot, or leasing a space, or your credit isn't where you'd like it to be, this is the one to ask Redrock Homes about. One detail worth knowing ahead of time: their application requires the dealer number, 1977-1, so have it ready when you call.

If you qualify for HUD Section 184

1st Tribal Lending works with HUD Section 184 loans, a federal loan guarantee program built for Native American buyers. They've closed thousands of these loans across the country. If you qualify for Section 184, it's worth a call before assuming a conventional loan is your only option, the terms are frequently a better fit than a standard manufactured home loan.

Land, home, or both, at the same time

One thing that trips people up is assuming a manufactured home loan works the same whether you already own land or need to buy it. It doesn't.
