Site work and general contracting
Our process, from bare ground to a finished lot
We are licensed general contractors in Utah and Arizona, not just a dealer that hands you a home and a phone number. We offer complete onsite services from start to finish, or we can work alongside your preferred contractor of choice, whichever fits how you want to do this.
What we manage
The infrastructure that gets skipped over
Most dealers quote the box and leave you to find someone for everything under it. We quote and manage this ourselves.
Pad
Pad excavation and install
We grade and prepare the pad your home sits on, before the home ever leaves the factory.
Water
Water
Getting water to the lot is part of the same bid as the home, not a separate call you have to make.
Power
Electricity
Electrical service to the site is arranged and managed as part of the build, alongside the home's own wiring.
Permits
Permits
We pull and manage the permits the county requires, so a paperwork gap doesn't hold up your move-in date.
Grounds
Landscaping
Landscaping around the finished home is part of what we can take care of on site, start to finish.
Free estimates and quotes, on the site work and the home together, so the number you sign is the number that gets you keys.

Ask us
Onsite additions we build alongside the home
Customers have asked us for dog runs, cat habitats and bird aviaries, and we've built them. If it can go on the lot alongside your home, ask us about it while we're pricing the site work.
Who does the work
Licensed, insured, and kept current
Licensed and insured
Our crew is licensed and insured, and recertified on its general contractors license every two years. That's not a one-time credential we earned once and stopped thinking about.
Shane runs the crew
Shane runs the construction crew on site. He's the name our customers mention most often when they talk about how the site work actually went.
Mike stays current
Owner Mike Reed trained through the Utah Manufacturing Housing Association and attends seminars to stay current on codes, financing and construction practice.
“They are the total contractor for your home in that they take care of and manage all the infrastructure needs, the pad excavation and install, the water, the electricity, permits, landscaping, and so on.”
The licence most dealers do not hold
We are licensed general contractors in Utah and Arizona. That is what lets us quote the pad, the water, the power and the permits in the same bid as the home, instead of handing you a number that only covers the box.
